Summarize the project's program, features and achievements?

Creekside Centennial Tech Center (CCTC) is a 63,271-square-foot, Class A small-bay industrial facility located in Denver’s highly desirable Southeast Submarket. As the first and only project of its kind in South Denver, CCTC offers state-of-the-art industrial space with 24-foot clear heights and bays divisible to under 10,000 square feet—ideal for a wide range of tenants seeking premium, scalable space.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

There were a couple of obstacles that needed to be overcome for this project to become successful. The first was the existing site itself; it had been laid out for a previous project that was never completed and thus we needed to fit this new project within the existing bent-angled site footprint. We accomplished this by designing a building that was bent in two locations to help maximize the building coverage of the site and achieve the best square footage for our client. The next challenge was the 30 ft. height restriction that the city had placed for this area due to near by residential properties. We were able to slope the building by 1/2% the entire length and then also step the northern wing 4 ft down to keep the building height below the restriction. These solutions allowed us to achieve the desired 24 ft. clear height for the client while meeting the restrictions of the city.

Please communicate any engineering complexities or unique features of the panel design for this project?

This building has a couple of unique engineering features that were implemented to help meet the goals of the client and the needs of the AHJ. Sloping the slab, roof, and panels by 1/2%, stepping the northern wing of the building by 4 ft., and having the southern wing's finished floor below finished grade allow us to save on earthwork cost and maintain height restriction from the city. The double bend in the building that allow us to fit a larger footprint on a bent site presented some unique challenges for the roof joists and panels. In the middle of the building there is a single column that has a large collar at the top which allowed for multiple roof joists to all bear on the single column allowing for easy joist layout and larger spans inside for future tenants.
