Elevation 25 Building 2

Summarize the project's program, features and achievements?

Building 2 located at 4460 Elevation Drive is one of two buildings part of Phase 1 at the Elevation25 campus. The campus is in the Northern Denver market on the border of Boulder and Weld Counties. The entire campus is located on a 73-acre site with available storage yards and a dedicated open space. The campus will be completed in four planned phases with a total of 9 buildings. This speculative industrial development offers high visibility and easy access within two turns to I-25.

This was the Town of Meads' largest development to date and is the only high-bay warehouse speculative industrial development in the immediate area. Situated on 12 acres of the 73-acre campus, Phase 1 was completed and delivered through vexing and adverse winter weather conditions. With a slightly wider footprint at 210 feet deep than building 1 at 180 feet, building 2 delivers 109,676 square feet of class A warehouse with 28-feet clear heights, 4 drive-in doors, 16 dock doors, and 166 parking spaces.

Please communicate any engineering complexities or unique features of the panel design for this project?

Engineering complexities and features of Elevation25 Phase 1 include the following:

  • Large spandrel panel entry features bearing on short perpendicular exterior “flag panels". This presented challenges with providing stabilizing connections at outer unsupported cantilevered flag panels back to main spandrel panels and distributing loads from spandrel loads down to foundations.
  • Both traditional and deeper reveals are utilized throughout panels. This created challenges with coordinating correct panel thicknesses, reinforcing designs, and placement of rebar in the field due to the varied reveal depths.
  • Special panel design considerations and details required at openings aligned with panel joints and building corners, along with planning for future enlarged storefront openings above/intermediate girts.
  • Open steel eyebrow framing integrated into main entry panel features.
  • The building has a designed sloped finish floors and roof at ½% grade over the entire 520 feet length of the structure. This significantly decreased the grade export throughout the entire site.
