This building is part of a multiple building development along the E470 corridor south of Denver. The project is a show piece sitting right on the edge of the high speed toll road. It has maximum exposure for tenants and will provide much needed tenant space to the south east metro area. The City of Parker has worked hard to create a visually appealing warehouse district in this sector. All of the buildings in this area are required to be more than just a plain box. Parker requires lots of thought to aesthetics as well as to outdoor amenities and green space. Edge 470 is a shining example of the City's vision for the area.
The City of Parker had a lot of requirements and restrictions on what the buildings should look like. The site itself also was situated near an open space path so civil and landscaping requirements were very strict.
The architect created large glass corners with floating concrete corners framing in from both sides. Intricate detailing and design were required to maintain the illusion of these floating corners while still providing structural support.
The area this was built in currently doesn't have a lot of of mid-size commercial or industrial space for smaller tenants. The idea was to provide that space among the larger boxes and office buildings in the area.
