Summarize the project's program, features, and achievements: This 140,000 SF spec warehouse was built on an existing brownfield site. The site housed a large garden nursery company and required cleanup of the existing structures and stock. The prominent site is very visible from a major interstate and was designed to be a feature building along this northern corridor. The unique design includes triangular windows, offset panels, large spandrels and floating panels above the entry roof.
What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? The existing site was a brownfield site and required remediation. The site needed to maintain a large detention pond while also providing visibility to the major interstate adjacent to the site. Power lines cross the site as well restricting crane movement.
Please communicate any engineering complexities or unique features of the panel design for this project. ? The building has several challenges for detailing and panel construction. The panels over the corner entries do not go to the foundation. Instead they are supported by the steel framing of the entry canopy. The design required that steel structure to be as shallow and streamlined as possible and included lots of cantilevers and moment connections. The corner entries are set on an angle that is not in the same plane as the rest of the building. The roof follows that angle and the bump outs are filled in with full height storefront glass. The center entry has a 52'-0 wide spandrel that acts as a soffit for the entry. The entry itself is angled so the spandrel frames into angled panels instead of straight panels adding to the complexity.
What is the potential for this project's impact on the community and/or environment? The building was fully leased by a major box store before construction was completed. The location, visibility and modern design made it a very desirable property.
