Queen Creek Commerce Center

Summarize the project's program, features, and achievements: Queen Creek Commerce Center consists of two Class A buildings with 10-tenant capacity that will serve businesses in the community and promote new employment opportunities. This gives the City of Chandler more exposure to a variety of businesses which will greatly contribute to the surrounding corporate neighborhood.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? At roughly 560,400 square feet total, Queen Creek Commerce Center presented great achievement opportunities and afforded some challenges. Once the foundation was laid, Riggs was to install a floor with minimal sawcuts without using the typical Ductilcrete approach. By combining multiple structural elements including a slab reinforced with #5s at 24" on center each way, dowel baskets at every sawcut, and a very specific mix design using 1 ½” aggregate, a 0.42 W/C ratio, and 3-15 fl. oz of high range/mid-range for every 100 lb. of cement, Riggs was successfully able to install a slab with 50 x 50 sawcut gridlines.

Please communicate any engineering complexities or unique features of the panel design for this project. ? QCCC had several unique architectural designs. The installation of stack panels created multidimensional features, advancing the architectural footprint. These panels proposed a challenge due to the alignment that had to be within a ½” of accuracy when erecting the building. The panel-to-panel connections provided a seamless visualization that was being asked from the architect. The result? Two buildings with impressive profiles that speak for themselves. With the heaviest panel weighing in at 142K lb., the tallest panel measuring 50.5’ and greatest width at 52’, Riggs is proud of the work that went into creating this project.

What is the potential for this project's impact on the community and/or environment? Currently there are three tenants who have pre-leased the development. These big name corporations have proven valuable and will provide diversification within this commerce center. This diversification will allow the industrial space adaptability to the ever dynamic economy. Additionally, these buildings have the potential to act as support for booming businesses nationwide, bringing an influx of business to the area along with supporting the increase of residents moving to Chandler by providing more goods & services.
