Summarize the project's program, features, and achievements: This project broke ground in November 2020, consisting of a two-office/warehouse building with site work. The building’s design comprises painted tilt-up concrete panels with v groove reveal, steel canopies, and a balcony off the mezzanine on the East side.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? The building was constructed during the peak of supply chain issues, leading to long lead times on necessary supplies such as windows. Due to this project being a design-build, changes occurred on-site as construction progressed. Despite the long lead times and last-minute changes, the Riggs team was able to complete the building while still integrating various architectural and structural design elements into our office.

Please communicate any engineering complexities or unique features of the panel design for this project. ? A unique feature of this office is every exterior panel includes 4” of insulation. Incorporating insulated panels into our office's design ensures the building stays cool year-round. The interior has unique aspects, such as a waffle slab near the entrance and no interior paint in the building. The interior walls instead feature Venetian plaster to enhance the appearance of our office.

What is the potential for this project's impact on the community and/or environment? This building houses one of the largest concrete contractors in the state of Arizona. Riggs utilizes this building as a modern-day showroom to show our vendors, clients, and competitors what we can accomplish with concrete and tilt construction. With this building, the Riggs team can manage multiple projects throughout the valley, which in turn helps sustain growth and provides more job opportunities in numerous cities.
