Summarize the project's program, features, and achievements: This 1,000,977-square-foot industrial building features a 40-foot clear height, 28-foot-wide tilt-up panels and 24 standard 9-by-10-foot overhead doors. It is strategically located in National Property Holdings’ 960-acre, rail-served AmeriPort Industrial Park with connectivity to two of Houston’s major highways and the Port of Houston. This is a design-build warehouse designed by Powers Brown Architecture for Safavieh - a leading national home furnishing 8er. Developed by National Property Holdings, LP, designed by Powers Brown Architecture and located in Baytown, the project was dried-in in 5.5 months and won Arch-Con's 3Q Safety Award. The Safavieh team has displayed an unwavering commitment to a ‘Total Team’ concept encompassing all facets of the job, intertwined to produce exceptional results, despite the size and complexity of the project. One of the field operations managers for RL Siteworks said, "One of the best ran jobs I’ve seen!"
What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? Due to public infrastructure not being in place during the course of construction, the storm water had to be continuously pumped to allow construction to proceed. We finished on time despite this obstacle thanks to the efforts of a well-coordinated team including Encore Concrete Construction, LLC, Postel International, Inc., Joslin Construction, Dally & Associates, RL Siteworx, LG Electrical Services, and Allied Fire Protection.
Please communicate any engineering complexities or unique features of the panel design for this project. ? Postel panelized the roof in full bays on the ground and then erected the steel with a crane. This helped get steel rolling simultaneously with panel erection, making it an efficient process to streamline a large-scale construction projects like this.
