Empire West Business Park Building 9 is the Crown Jewel of a 300-acre industrial park for a national real estate services, development, and investment company that is located in Brookshire, TX, 30 miles west of Houston, TX. Covering approximately 1,039,060 SF, Building 9 is one of six buildings in Phase 2 of the Business Park's Development and the largest of nine buildings overall. The development and Building 9 sit alongside 5,000 feet of major highway access, providing direct proximity to major population centers.
What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?
Schedule was a big obstacle as we were expected to complete the building pad and a majority of panels within about 16-18 weeks. To meet this demanding schedule we needed to accomplish 3-4 slab pours a week, each between 830CY-1150CY, while sequencing pours to allow us to jump on panel forming and pouring as soon possible; panels would follow behind slab construction very closely in order to meet our expected completion date of that scope and allow for panel and steel erection to begin. Although a very intense schedule, we successfully met our timeline to allow the erectors to begin when anticipated.

The entry Flag Panels were a unique component to this and other buildings on the Project that required much design and construction consideration. Due to the length and size of the cantilevered portion of these panels, solutions such as numerous top lifting inserts, two-line cranes for erection/setting, strategically placed temporary support legs, use of strongbacks, and rebar design were crucial parts in the proper construction and success of these design elements.
