B Jackson Construction Office, Warehouse, and Shop

Summarize the project's program, features and achievements.

The B Jackson Construction Office, Warehouse and Shop is a 17,602 square foot, two-story, tilt-up concrete building. The building boasts integrally colored exposed concrete on the exterior. Even further, we utilized sandwich panels to provide a more durable surface on the interior of the building and increase insulation values. The building is home to the B Jackson Construction Company and features 4 truck repair bays, a wash bay, offices, and warehouse areas. We also provided polished concrete MagicSlab™ flooring in the offices to add durability and design function. 6'0” precast walls for a fence around the perimeter highlight the property.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project?

Hughes went to great lengths to make the design team's vision a reality while always maintaining a high standard of quality, setting a chief standard in regards to innovative construction elements and attention to detail. The Hughes team self-performed the work of exposed concrete tilt-up panels for the B Jackson Construction building. Their in-house design team created their own tilt-up shop drawings to guarantee the concrete crew read the drawings accurately. Being able to understand and read the drawings 100% correctly allowed the Hughes concrete workers to pour and lift panels to exact specifications for a flawless result. The drawings also ensured panels were lifted correctly as to prevent cracking, and to be safe. Hughes high standard of work included the following steps to ensure that the concrete tilt-up was completed correctly: • Modeled all tilt-up wall lines, including casting locations, bracing, embeds, and crane locations for lifting to increase productivity and save time • Verified that panel sizes and weights were sized appropriately so the we could use available cranes • Verified the structural system is coordinated with the engineers to check for any clash detection • Coordinated all mechanical, electrical, and plumbing penetrations early on in the process, saving time and money • Coordinated colors/sandblasting patterns with the owners so they received exactly what they wanted (executed architectural features)

Communicate any engineering complexities or unique features of the panel design for this project.

As a construction shop/warehouse with high traffic and movement, the B Jackson Construction Building flooring would receive extreme weight and pressure. Heavy machine weight and traffic can cause concrete to crack along the joints, later requiring replacement. With the aim of providing the highest quality product possible, Hughes utilized MagicSlab™ concrete within the warehouse. That allowed Hughes reduced cold-joints or saw-cuts—fewer saw-cuts and joints means less future maintenance and no need for replacement. Early in the pre-construction phase, an exposed tilt-up concrete building was suggested as a cost-effective solution, and numerous rendered options followed in an attempt to step outside the typical boxy tilt-up design. The end result incorporated stunning black integrally colored panels. The finished design for the B Jackson Construction Building takes advantage of all the incredible aspects of exposed tilt-up concrete and steps away from the ordinary tilt-up design for a building that is beautiful and distinct in the West Jordan landscape.

What is the potential for this project's impact on the community and/or environment?

Selecting tilt-up over masonry helped the project stay on schedule and offered the added benefit of being a nearly maintenance-free building. Hughes used their in-house tilt-up expertise in designing and budgeting the B Jackson Construction project. Their system helped ensure the design and budget met the client's financial needs. MagicSlab™ was selected as the flooring because of its ability to eliminate all saw cuts, as well as the additional benefit of providing low maintenance costs for the future. The joint-free technology creates a stunning visual impact through the continuous, smooth appearance of unbroken concrete. This process produces slabs that are seamless, durable, and easy to maintain and are suitable for a construction shop that needs to have a durable, industrial building.
