On April 15, 2019, Rosenberger Construction broke ground on Bay Area Business Park Phase 3. This industrial, tilt-wall project consists of Buildings 8, 9, and 10, three speculative buildings totaling 1,333,120 square feet. Building 10 is the largest of the three buildings at 784,000 square feet, and the structure was designed with the capability of being expanded an additional 200,000 square feet. Each building contains a speculative office area complete with three restrooms, a breakroom, an office, and a conference room. The project also included some Right of Way construction comprised of two highway crossovers and traffic signals. A standalone, tilt-wall pump house serves the current Phase 3 buildings with capacity to handle the expansion or an additional future building.
Inside, the buildings’ concrete walls feature a “white box interior” and LED high bay light fixtures equipped with individual motion sensors, all designed to emphasize the design and overall size. The exterior of each structure is equipped with sunshades, entrance canopies, and thin-set stone to match the existing Phase 2 buildings completed by Rosenberger Construction in October of 2016.
The project received a LEED Silver certification, and Rosenberger Construction completed the project on June 8, 2019 -- over 2 months ahead of schedule.
