Summit Logistics Center

Located in the Northwest Quadrant of Salt Lake City, Utah, the Summit Logistics Center consists of two new dock-high tilt-wall distribution/manufacturing buildings totaling over 1,143,000 square feet. Building one totals just over 843,000 square feet and building two is nearly 300,000 square feet. The two buildings are situated in what has come to be known as Salt Lake City’s largest industrial area and is quickly growing into a West Coast distribution hub. One of the largest speculative industrial developments in the city, the facility was initially built for Exeter Property Group, a real estate developer with one of the largest industrial portfolios in the United States. About halfway through the project, a food and beverage manufacturing tenant preleased the entire development. In order to meet the needs of the new tenant, construction was briefly halted so that the construction and design team could redesign and customize the space to suit the tenant’s needs. One hundred percent of the Summit Logistics Center was tilted up, including the ramp retaining walls, concrete columns and three interior mechanical rooms. A total of 282 panels were used to build both buildings, with the largest panels spanning over 46 feet tall and 36 feet wide. While typical engineering practices and flat panels were used for the tilt-wall construction, innovative methods and technical variants were applied to add to the aesthetic of the building, including the use of multiple L-shaped, U-shaped and spandrel panels. This process increased construction difficulty but enhanced the durability and longevity of the overall development. Construction for the two buildings completed in Spring of 2021 and include features such as 36-foot clear height, dedicated process water and wastewater treatment, 12,000 Amps of power and LED interior warehouse lighting. With Salt Lake City’s industrial and commercial market growing tremendously, the Summit Logistics Center will have a positive impact on the industry and local communities, while helping the tenant further grow its business in the West.
