The first building is a two-story structure, covering an area of 51,992 square feet. It comprises an office building with core and shell components. The first floor of the office building houses showrooms and offices, while the second floor remains unfinished for potential future tenants. The campus also includes associated car and parking facilities. The second building is a 112,000-square-foot distribution center, featuring a one-story office mezzanine spanning 14,000 square feet. The warehouse area of approximately 105,000 square feet offers a generous clear height of 32 feet. This building serves as a distribution hub. Overall, the project encompasses a mixed-use development, combining office spaces, showrooms, distribution facilities, and associated parking areas to support a diverse range of business activities.

What obstacles were overcome related to the schedule, budget, program, specification, site, etc. on this project? The project had a tight schedule and the site had to be built up since it backs up to a flood plain. The project was built to strict USAA specifications.

Please communicate any engineering complexities or unique features of the panel design for this project. ? Constructability was difficult on these panels due to panel returns, reveals, and shadow panels. We had to stack panels due to the slab being too small to cast all the panels.
