This project, in the inner city of Christchurch, actually consists of two parts, a 100-vehicle, five-level parking garage, and a seven-floor, 70-unit apartment building. Both buildings were designed by Alan Reay Consultants, the engineering firm; and Sumich Architects Ltd., to be built by Tilt-Up methods.

While Tilt-Up construction has become the normal method for two-, three-, and four-story office and apartment buildings in Christchurch, the extension of this method to seven stories presented some unique challenges. In addition, time and cost were of importance, and site safety was considered a priority.

The solution was found in constructing five-story slender wall panels erected in pairs, then adding a wide, two-story capping. The 16-meter high wall panels were lifted safely with a single crane, complicated by limited site access at the front of the lot.

Tilt-Up was carried out by the general contractors: Downer Construction Ltd., for the parking building, and Hanham and Philp Contractors Ltd., for the apartment building.

Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
