Pretium @ Vint Hill

As one of the first multi-story Tilt-Up concrete office buildings in the Washington, D.C. metropolitan area, Pretium is the first three-story, Class A office building developed at the Center.

The use of Tilt-Up enabled the design and construction team to capitalize on load bearing concrete walls with no columns along the perimeter. Further, the concrete walls provided a very thin and flat exterior wall. Coupled with a steel composite floor system, the strength of Tilt-Up allowed for 45-foot clear spans from the exterior wall to the interior column lines, which helped meet the goal of interior space planning flexibility.

The lack of perimeter columns provided greater architectural flexibility since the architect did not have to worry about structural elements. Further, the solid concrete mass allowed for a very quiet structure. Progressive collapse design elements were incorporated into the structure to enhance the selling of the building to clients desiring a high security level. Additionally, stacked stone pilasters contrast in color and texture with the site cast Tilt-Up concrete panels providing a striking effect and create visual interest.

This project demonstrates the viability of Tilt-Up to meet both meticulous aesthetic demands and strict secure facility requirements.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
