The Reserve at Sierra Pines

The Reserve at Sierra Pines is a three-story office building with a Tilt-Up wall skin. The client wanted a product more suitable for this suburban market with competitive lease rates. Tilt-Up was approved under one provision - the building could not look like a "traditional" Tilt-Up warehouse/distribution center.

Two panel designs disguised the panel joint in a repetitive layout. A 15-foot wide and 1–foot thick 'I' shaped panel was used for a majority of the building.

A vertically formatted window stretches across two panels with the joint hitting the centerline of the head and sill with a punched opening on the lower level centered in the panel with panel 'legs' on either side. The other panel is a four-story tall panel located closer to the entrances. Here the panel joint was widened to create a more interesting shadow line. A mitered corner detail turning the panels to hover over the roof line, gives them a sense of volumetric rather than planar feel.

Layers and depth on the front facade are created entirely of Tilt-Up by adding details such as gaps, fissures, and notches. Sunshades were added by welded connections to embed plates cast directly into the concrete.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
