The Sacramento Area Sewer District Office and Corporation Yard blends Tilt-Up concrete panels with terra cotta, glass and metal to produce a noble civic presence. Features include community/public areas, administrative offices, vehicle repair areas, workshops, loading docks, vehicle wash bays, generator, covered storage areas and an exercise area.

The project is LEED Gold certified and includes several key energy efficient measures, including underfloor air distribution, high efficiency HVAC equipment, daylighting, automated window screens and photovoltaic power. The selection of Tilt-Up concrete was based on a number of advantages, including an integrated solution of structural efficiency and architectural design; durability in high traffic, impact and abuse areas; improved cost effectiveness and speed of construction over cast-in-place concrete; and it doubles as structural and finished wall surface on interior and exterior of the warehouse/central plant and wash bay.

The buildings featured thickened stairwell panels that were extremely large and tall and had the stairwell structure punched through them for dramatic effect. The architectural terra cotta tile was installed on a custom attachment system softened the impact of these massive panels.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
