The exterior concrete tilt up structure was designed with smaller panels to allow for panel racking due to the anticipation of differential settlement. The analogy of how a moldable, flexible small mosaic ceramic tile is to take on variable shapes versus a larger rigid tile that can only assume large rectilinear shapes can be used to explain this panel racking concept. The simple clean, crisp reveal patterns combined with the strength of the round metal clad columns lends to a look that will stand the test of time.The architectural design features portray a high-tech image with surrounding site amenities comparable to those of University City area research parks.

The concrete tilt up panels have been accentuated with reveals and depressions to achieve an multifaceted appeal. The shadow lines give greater depth to the otherwise thin economical concrete tilt up panel. The painted accents are a playful balance to the high performance glass punched openings.


16' floor to floor height allows for R & D uses as well office use. 11' openings at windows allow for natural light to filter into the building thereby reducing lighting and energy costs. The building structural is steel frame structure for both vertical and horizontal framing members.


Project was sold by developer prior to completion and was 100% leased within 12 months of completion. The floor plates and bay spacing as well as the exterior design of the building have been well recieved by the development community in San Diego.
