Shelmore Village

TCA Tilt-Up Project Profile - Housing Division

Constructed in a little more than six months, the Shelmore village project was able to use Tilt-Up to provide the most cost-effective structural design solution for affordable housing. The client wished to not only be cost-efficient, but also wanted to re-create the charm of Historic Charleston by preserving the aesthetically pleasing nature of the late 17th and early 18th century architecture.

The architect was able to show that Tilt-Up would help resolve the existing design and constructability issues expressed by the client, such as providing the necessary durability needed for the local environment including hurricane winds, salt water and seismic activity. Tilt-Up also provided the opportunity to vary the roof line across each building using EIFS cornices or mansard expressions as well as varying exterior finishes including brick, stucco, clapboard or concrete providing each unit with its own identity. Casting slabs were used on this project due to the site constraints in relation to the number of panels and overall wall area.

The end product incorporates important design elements including multi-level porches with decorative columns and wrought iron rails, shuttered windows, open and inviting storefronts, entrance canopies and separate live/work entrances for the owner’s convenience.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
