Blurring the lines between the industrial and residential areas that it borders, the 41,300-square-foot Scarborough Office Building in Davie, Fla., proves that time and budget constraints don’t have to add up to an unattractive building.

While the original concrete masonry design of the structure would have taken longer and been more costly, the Tilt-Up alternative was completed in just six months and provided a cost savings. Boasting immense curb appeal, the building features an overhanging second floor that creates a covered walkway. To create the walkway, precast joists were cantilevered over the first-floor tilt walls, and the second-floor walls were set on cast-in-place columns. Multiple panel thicknesses and creative bracing techniques were required to accommodate the slightly larger second floor.

Other eye-catching architectural features include decorative EIFS bands at the windows and the parapet, as well as the blending of Mediterranean cream and coral colors with tan and burgundy accents.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
