Although the former Laurel Mall was an under-performing enclosed retail center, it boasted an excellent location. As such, the decision was made to demolish the existing structure, retaining the grade change and the major anchors to redevelop the site as a lifestyle mall. The Towne Centre at Laurel project included the construction of 13 shell building structures, with a continuation of tenant improvements in most of the buildings. Construction of the retail center began in the spring of 2013 and was completed in the fall of 2014. Needing to appeal to a variety of local and national tenants while still being economical, tilt-up allowed the facility to be built under tight time constraints, affordable and with flexible design. The tilt-up panels allowed for an economical method to raise the front elevation and maintain the architectural features without any compromise to the architect's original design. The project also matched exterior grades, rather than existing structures.

The project included extensive demolition, as the whole site was a parking deck. The general contractor was required to relocate a public storm drain system and keep it active throughout construction. Some of the feature anchor building projects included Harris Teeter, Sports Authority, Old Navy and Regal Cinemas. Some select smaller retail chain projects included Burlington, BJ's Brewhouse, Outback Steakhouse, Panera Bread, Buffalo Wild Wings, Modo Nail Bar, Burger-Fi, Blaze Pizza, DTLR, Tutti Frutti, Moe's SW Grill, U.S. Post Office, Massage Envy, Subway, Extreme Pita, Hair Cuttery, Sarku Japan, Nando's Peri Peri, Kay Jewelers, Noodles & Company and Express Urgent Care. All of the National 'chains' require the use of exclusive National Vendors for select products such as flooring, MEP controls and systems, security, millwork, signage, to name a few. The general contractor provided the procurement and installation of the majority of these required products, most which were shipped from various part of the country.

The bio-retention requirements, in particular, were very stringent on this project. The GC helped the owner (along with the subcontractor) create a pre-engineered system _ saving the client both time and money. At the Towne Centre at Laurel, the general contractor proposed and implemented several value engineering and tilt-up panel solutions.
