This three-story 99,000-Square-foot building is the first of eight buildings in a master-planned business park in San Antonio. The floor plate and core were calibrated to the needs of third-party government provider tenants, with efficient floor plates, deep light penetration and securable leasing pods.

Tilt-Up wall technology was a key element in allowing the architecture to react to its context, producing a clean modern interpretation of response to climate and the local 'style’. The building has a nearly 50 percent glass-to-wall ratio that balances the structural aspect of the walls with an open diaphanous appearance. The medium-textured painted finish is augmented with dimensional local limestone in both honed and split-face finish. The entry fin was a 13,000-pound pick which took a 300-ton crane eight minutes to pick and place.

The building perimeter was erected in three days, giving the leasing team an advantage as the building appeared more complete than it would have with conventional construction. The building is designed to LEED Gold criteria and is currently in process of certification from USGBC.

About the TCA

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
