As the third office building in the Iron Bridge Office Campus, this two-story facility uses concrete and brick to mimic the design palette of buildings in the area and add to the architectural continuity of the campus.

Using Tilt-Up walls with inlaid brick, crisp rustication joints and glass window walls maintain the corporate image of the campus. Iron Bridge III uses wall offsets in the plan layout as well as wall height to create visual massing. Segmented walls were used to provide the best for the building along a curved street, allowing for the maximum use of the tight site.

The building footprint covers 55 percent of site, which added to the project's complexity. Since one side of the building was five feet from the property, a fire wall was required. Tilt-Up walls with reduced window areas offered an economical solution to this challenge.

The durability and economy associated with this Tilt-Up structure helped the owner to prelease 85 percent of the building to the General Services Administration (GSA). To accommodate governmental concerns, GSA required two separate entries. The design and construction met this requirement by creating two entries with curved panels to reflect other curved elements of the building and included a two-story open lobby for the second floor tenants.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
