With the construction of Metropolitan at Midtown, a high-end retail/mixed-use development in Charlotte, N.C., developers sought to revitalize a long-abandoned mall in the city center. Because of its cost-effectiveness, operational efficiency and architectural possibilities, Tilt-Up was chosen during the design phase to replace previous plans for cast-in-place walls for the big-box stores in the development.

To fast-track the project and get around site restrictions (including concurrent construction and a Wendy’s that had to be relocated), the panels for Target and Home Depot were stack-cast during the first phase of the project, as well as for Marshall’s, Best Buy and Staples during Phase II.

To help the buildings blend in with surrounding structures and to meet appearance guidelines set forth by the Charlotte Planning Department, a thin brick veneer and linear reveals were used on the exteriors of all the buildings. Aluminum sunshades, entry canopies, decorative concrete sidewalks, brick veneered planters and large storefront windows further accentuate the upscale look of the shopping center.

Connected by pedestrian-friendly walkways and plenty of green space, the 30-acre, $225-million development is leading the way in the revitalization of the city’s downtown.

Founded in 1986, the Tilt-Up Concrete Association (TCA) strives to improve the quality and acceptance of site-cast Tilt-Up construction, a method in which concrete wall panels are cast on-site and tilted into place. Tilt-Up construction is one of the fastest growing industries in the United States, combining the advantages of reasonable cost with low maintenance, durability, speed of construction and minimal capital investment. At least 10,000 buildings, enclosing more than 650 million square feet, are constructed each year using this construction method.
