North Broadway Distribution Center Completed
Clayco teamed with Balke Brown on first new downtown distribution center in several years
St. Louis, Missouri (October 16, 2007) -- Clayco Inc. recently completed construction on North Broadway Distribution Center, making it one of the largest new distribution facilities in St. Louis City in years.
The 420,000-square-foot speculative warehouse sits on a 20-acre site at 6500 Prescott in north St. Louis. According to Balke Brown Associates, the developer and owner of the project, the facility currently is 29 percent pre-leased. Clayco and Forum Studio Inc. served as the design-builders on the $12.6 million project, using conventional tilt-up concrete wall panels and a structural steel shell.
“Clayco and Balke Brown formed an effective partnership during development of the North Broadway Distribution Center,” said Don Land, principal, Balke Brown Associates. “Clayco completed the facility on schedule and under budget on a tight site, providing the city of St. Louis with a new distribution center and further development opportunities.”
According to Scott Zola, project manager at Clayco, the team encountered several challenges during the demolition phase, including sub-surface soil conditions, perched stormwater issues and unforeseen buried items typically found on a city Brownfield site. “Although we demolished buildings within five city blocks for the project, our project team worked on a very tight site,” said Zola. “We worked with approximately 30 feet of space between our building and its property line adjacent to the Terminal Railroad Association’s main line, and our team also worked among neighboring businesses that could not have interruptions to daily business functions.”
During construction, Clayco also relocated several public utilities on the site, which required rearranging and reconnecting utilities without disturbing service to adjacent businesses. The project team successfully kept all of the services operational without any outages or business interruptions. In order to resolve the stormwater detention requirements imposed on the site, Clayco’s team built two 9-foot-deep stormwater detention walls that met Metropolitan Sewer District’s requirements.
North Broadway Distribution Center was completed in December 2007. International Food Products Corp. pre-leased 120,000 square feet of the facility for its St. Louis warehouse.
Forum Studio Inc. led the design team as the architect, with Frontenac Engineering serving as the civil engineer and Alper Audi as the structural engineer.
