Balke Brown/Clayco JV to Develop Distribution Center
Design-build underway on $18 million facility in Sauget, Illinois.
St. Louis, Missouri (August 17, 2007) -- Balke Brown Associates and Clayco have teamed up to develop the 255 Logistics Center – Building One in Sauget, Illinois.
Balke Brown Associates is serving as the lead developer and Clayco as design-builder for the 502,500-square-foot structure. Construction of the first building, 255 One, is scheduled for completion in February 2008.
“The 255 Logistics Center has a flexible building design and offers many options for the tenant,” said Jeff Cannedy, project executive at Clayco. “255 One will offer excellent distribution access throughout the Midwest, and the site’s central location provides easy access to the greater St. Louis metropolitan area and nearby major highways. This proximity makes it a prime location for companies looking to enhance their distribution operations.”
The distribution facility is being constructed with tilt-up concrete exterior walls with a white single-ply roof. The structure also features 32-foot interior clear heights, ESFR fire protection, cross dock ability, a summer ventilation system and 75 trailer parking spaces. The 255 One building can be expanded up to a total of 800,000 square feet.
“The key benefit 255 Logistics Center offers users is that it is located only 3.5 miles from the city of St. Louis, which is a strong industrial market, and also is immediately adjacent to I-255,” said Don Land, principal at Balke Brown Associates. “It’s the best of all worlds, plus it is the lowest cost new distribution space in all of St. Louis.”
Clayco’s project team includes Scott Zola, project manager; Arnez Stevenson, project superintendent; Bridget Stagner, construction administrator; and Cannedy. Joining Clayco and Balke Brown Associates on the project are Forum Studio Inc., architect; Stock & Associates, civil engineer; and Alper Audi, structural engineer.
