PROFILE
IN3 was founded in 1999 by two partners, with the purpose of providing foreign manufacturing companies locating in Mexico three services under one umbrella:
- Design & Engineering
- Construction Management, and
- Real Estate Consultancy.
Each of the services is based on the strength of background and experience of each of the partners in one of the areas, particularly as it relates to providing such services to foreign entities. IN3’s partner’s ability to:
- Communicate in English with the appropriate terminology,
- Understand priorities and foreign ( US) corporate culture, and
- Adapt foreign ( US) specifications and requirements to a Mexican equivalent with quality at competitive costs.
IN3 has found that the above have provided a high degree of comfort to foreign manufacturing companies wishing to establish facilities in Mexico.
PRINCIPALS
David Mayagoitia, AICP - Mr. Mayagoitia has over 25 years experience in the planning, design, promotion, development and management of Real Estate primarily focused on foreign manufacturing investment in Mexico. During this time, he directed efforts to develop in four different cities, 13 properties consisting of over 5000 acres, including more than 200 users, while building over 5 million square feet and personally selling more than 350 acres of property.
He was the founding director of the Mexican Industrial Parks Association (AMPIP), and a founding member of Tijuana’s Economic Development Corporation (TIJUANA-EDC) and currently is a member of the Board of Directors of the Tijuana EDC.
Today Mr. Mayagoitia heads the efforts of his firm INDUSTRIAL INVESTMENT ENGINEERING (IN3), founded in 1999, to provide manufacturers and developers with quality Planning, Design & Engineering and Construction Management services throughout Mexico.
Mr. Mayagoitia has a degree in Architecture (Anahuac University, 1973) Master of Architecture in Urban Design (Rice University, 1978) and has advanced studies in Business Administration
(University of Houston, 1985). He is a member of the American Institute of Planners and is registered as a Certified Planner (AICP).
Enrique Salcedo, AIA International Associate - Mr. Salcedo has over 15 years experience in Site Planning and Architectural Design mostly in Commercial and Industrial Facilities. He has undertaken work throughout Mexico, developing projects for American and Asian companies. His experience accounts for more than 6,000,000 square feet of industrial and commercial buildings including such corporate names as Avery Dennison, Polk Audio, Mead Johnson and Samsung among others.
Mr. Salcedo is founder and partner in the design, construction management and industrial development firm IN3. He is directly responsible for all design and engineering activities in which IN3 is involved, and manages a skilled in-house design staff. On a daily basis he supervises the coordination between design and construction activities on the construction site and personally coordinates IN3’s client’s specifications with design and construction activities.
Graduated from the School of Architecture, Mexico National University (UNAM) in 1985, he has participated as a teacher of Architectural Design and History of Architecture in several institutions in Mexico City and Tijuana.
